Los ingleses son los mayores compradores de viviendas en suelo español, seguidos por franceses, alemanes, rusos e italianos, sin olvidarnos del incremento de ciudadanos chinos que llegan a nuestro país. Tanto si buscan un inmueble en las zonas costeras como si quieren disfrutar de la diversidad de las grandes ciudades (Barcelona, Madrid, Valencia, etc.), los pasos a seguir no siempre son intuitivos. Además, hay que tener claro qué impuestos y gastos va a suponer adquirir la vivienda. Todo esto y mucho más te los explicamos a continuación.
Requisitos para comprar una casa en España siendo extranjero
El único requisito indispensable para comprar una vivienda en España es obtener el NIE (Número de Identificación de Extranjeros). Es un número personal y único, imprescindible para llevar a cabo cualquier transacción en el país, desde abrir un negocio hasta comprar un inmueble.
En este artículo te explicamos cómo y dónde solicitar el NIE, tanto si te encuentras en España como si estás en un país extranjero. Cuando el no residente tenga el NIE podrá iniciar los trámites para la compra de la casa.
No es obligatorio abrir una cuenta bancaria en España pero facilitará el pago de los impuestos y los gastos. La compra de la vivienda se realiza ante un Notario y se inscribe en un registro público que es el Registro de la Propiedad.
Hay que tener en cuenta que antes de realizar la compra ante Notario es muy frecuente realizar un contrato privado de compromiso de venta que se denomina “contrato de arras”, donde ya se paga una parte del precio que es a cuenta del precio final que se paga cuando se realiza la transmisión de la vivienda ante notario.

Requirements to buy a house in Spain as a foreigner.
The only essential requirement to buy a house in Spain is to obtain an NIE number (foreigner’s identification number). It is a unique personal number and imperative to carrying out any transaction in the country, from opening a business to buying a property.
In this article we will explain how and where to apply for an NIE number whether you are in Spain or in a foreign country. Once a non-resident has obtained their NIE they may initiate the house purchase procedure.
It is not obligatory to open a bank account in Spain but it will facilitate the paying of taxes and expenses. The actual property purchase is carried out in the presence of a notary and is recorded in the public land registry.
One must be aware that before the purchase is carried out in the presence of the notary, it is common practice to first enter into a private ‘promissory sale agreement’ known as the ‘purchase deposit contract’ where a percentage of the agreed sale price is paid in advance, the outstanding final balance is paid when the transmission of the dwelling takes place in the presence of the notary.

Ya sea por actitudes irresponsables o por meteduras de pata, sus familiares se han convertido en carne de la prensa sensacionalista. Por tanto, no es de extrañar que la valoración de la Monarquía, según el último barómetro del CIS, sea de un 4,89; curiosamente el primer suspenso de su historia. Analicemos algunos de los principales responsables de esta hecatombe.

Doña Letizia sigue siendo la gran incomprendida de la Familia Real. Los más puristas nunca le han perdonado su pasado de divorciada ni tampoco su mítico "déjame hablar", la frase que utilizó para callar a don Felipe en su flamante pedida de mano, celebrada en los jardines de El Pardo en 2003. Sus problemas se agravan en estos momentos y ponen en serio peligro su popularidad. Jaime Peñafiel, su mayor azote, ha asegurado que está atravesando una crisis matrimonial, que llega justo después de que se difundiera que acudió sola a la sesión de las diez de la noche de los cines Princesa, en la madrileña plaza de los Cubos. "No tiene mayor importancia. Siete años son suficientes para que haya habido una crisis, así lo indican muchos estudios americanos", aseveraba el periodista con cierta malicia.

Princess Letizia Ortiz
Lady Letizia continues to be the black sheep of the Royal family. She has never been forgiven by ‘die hard’ monarchists for neither her past as a divorcee, nor her famous ‘let me speak’ chastisement of Prince Felipe when he tried to interrupt her at their glamorous engagement party held in the El Pardo palace gardens in 2003. At this moment in time her approval ratings are in serious jeopardy as her problems continue to escalate. Jaime Peñafiel her most vehement critic has declared that her marriage is in crisis after news spread that she went alone to a 10.00pm session at the Princesa cinemas in Madrid’s plaza de los cubos. “It’s nothing important, its only what the Americans call the seven-year itch” sneered the journalist with some malice.
Queen Sofia
Surprisingly, Sofia, the King’s normally prudent wife has also put her foot in it. It’s long been said that royalty just don’t do ‘ideology’, but nothing could be further from the truth. Pilar Urbano, Queen Sofia’s friend and official biographer took a big risk when she published her book ‘The queen up close’ a literary gem which received widespread media attention. In one of the pages the queen commented that “it’s admirable that gays can marry but it shouldn’t be called matrimony”. The repercussions were monumental, to the point that Antonio Poveda the director of Spain’s national federation of lesbians, gays, transsexuals and bisexuals (Felgtb) demanded an apology for her “highly inappropriate comments”.

The ‘royal bastard’ as he is known, is not only the biggest attention seeker of the bunch he’s also got the loosest tongue. He first reared his ugly head in the nineties when in his memoirs he declared himself to be the son of King Alfonso XIII the grandfather of King Juan Carlos. In 2003 he finally secured his passport to fame when a Spanish judge officially acknowledged his ‘blue blood’. His latest achievement was starring in an episode of ‘the box’ a popular reality TV show, when prompted “did you ask the King for his permission to enter the box?” he replied “it’s him who should be asking me”, he also confessed ‘off the record’ although the cameras were still rolling that Lady Letizia was not exactly his ‘cup of tea’.

Por algún motivo, a los tristes les dio por denostar el activismo en la red. Parecía que si una persona no exponía sus reivindicaciones mientras cavaba zanjas para hacer trincheras a las afueras de Berlín, estas no tenían legitimidad.
Lo cierto es que el activismo digital no puede –o no debe– ser un sustitutivo del grito, la pancarta y la cacerolada. Sin embargo, sí es una herramienta para crear estados de opinión.
Muchas mujeres seguirán una convocatoria de huelga que se ha planteado en 150 países, harán notar su ausencia de los espacios cotidianos y se manifestarán para exigir algo que les corresponde por derecho. Otras querrán hacer lo mismo, pero no podrán. Por eso, #quieroynopuedo trata de poner de relieve esos motivos que no permiten a muchas mujeres ejercer ese derecho.
La campaña brota del mismo colectivo de ciudadanos que lanzaron Parlem/Hablemos hace unos meses. «Visibilizamos a las mujeres que no pueden parar. Visibilizar ese miedo, coacción, limitación o vida es visibilizar, aún más, los motivos para movilizarse», explica Natalia Mirapeix como portavoz del colectivo. La campaña recopila imágenes que exponen los motivos por los que miles de mujeres tendrán que seguir haciendo sus tareas habituales el 8 de marzo.

The movement comes from the same group of people who introduced 'Parlem/Hablemos' (Let's talk) a few months ago. “We make visible the women who cannot strike, and by highlighting the pressures, constraints and fears that these women face we highlight even further the reasons to take action” explains spokeswoman Natalia Mirapeix. The campaign collects images that expose the reasons why thousands of women will have to continue doing their usual tasks on March 8th.
