Wcale nie jest to proste.
Potrzebuję słowa, które będzie występować czasem w liczbie pojedynczej, a czasem mnogiej. "Premises" nie spełniają tego warunku. Mam tu lokale komunalne, mieszkalne (dwellings?), użytkowe (rozumiem, że użytkowe to przeciwieństwo mieszkalnych) pytam jednak po prostu o lokal i lokale. Terminologia z ustaw.

it's true you can't stay 'I have one premises' but I don't see any easy solution, you just have to play with the verbs and other parts of the sentence I think. użytkowe can be commercial or business premises. Of course you have 'property' as well which you can use as an alternative. 'property' can be used as a synonym of 'real estate'

IMHO, 'premises' is the best word - when it's used about property, it's used as both singular (eg. one shop/office/flat etc.) and plural (eg. the firm's premises - which might well include offices, production halls, wharehouses etc). If not, I guess that the best general word would be property - but IMO that's not as good.
