I imagine this should read 'quota DI urbanizzazione', but I am not sure what the UK term would be.

This appears under the following heading on the balance sheet:

2) Variazione rimanenze prodotti in corso di lavorazione, semilavorati e finiti:
Variazioni magazzino
Quota urbanizzazione su terreni e rustico venduti

(I think 'rustico' refers to semi-finished buildings as opposed to rural, as it is mentioned in this context in a related document - though if anyone disagrees, do let me know!).

Hi Bonafide From your reference this would definitely be a tax, paid probably in one go. It would have to be expensed to the income statement, but only the part relating to the year in question, since buildings often take more than a year to complete and sell.

Hi, Jim, thank you very much for the explanation regarding financial statements; not being native in either English or Italian I really appreciate very much every opportunity to hear something from people who know; therefore, pls excuse my ignorance, but I am still confused with this particular entry; presumably percentage of development would not be entered into P/L, so let's take the amount: "the amount of development" (su terreni e rustico venduti) would be the (monetary)value of what the company built (developed, constructed) on the said property in the FY? I was quite sure that "quota di urbanizzazione" was a sort of a "development tax", and such a tax exists no doubt imo, but now that I've seen your point - the heading under which the item appears - I'm sure about nothing :((

I had thought it may be financial statements instead, so will go with this. No mention anywhere of stato patrimoniale, only Preconsuntivo. Sorry Giovanni - I wasn't asking a separate question - it was linked in with this one regarding the peer comment from Bonafide in James' suggested answer.

I imagine that after "conto economico" there is another sub heading of stato patrimoniale. In which case Bilancio here is not balance sheet but "financial statements". Profit and loss account is Ok as a UK alternative to income statement.

Hi James I translated bilancio as 'balance sheet' and it is followed by a sub-heading of 'conto economico', for which I put 'profit and loss account'. Does this sound ok? Thanks for your explanatory note.

this entry has a debit of nearly Euro 200,000 so it is a large 'quota'.

amount/percentage of development

The quota is the amount or the percentage of the whole contract completed during the year (prodotti in corso di lavorazione). I think "development" is the best word to use for "urbanizzanzione" here. A property developer, develops land, builds roads puts in sewers, constructs buildings and so on.

Hi Bonafide, Hi Amy, "Variazioni magazzino" or changes in inventories, is the difference between your opening stock at the beginning of the year and at the end of the year. If it is positive, it is a profit and a loss if negative and it goes on the income statement (conto economico) not on the balance sheet (stato patrimoniale). The whole inventory (rimanenze), not the changes, goes on the balance sheet.

No it is an income statement item, not a balance sheet item. "Variazione rimanenze prodotti in corso di lavorazione, semilavorati e finiti, or changes in stock go on income statements not balance sheets.
