Spanish term

se giren

Non-PRO Spanish to English Law/Patents Law: Contract(s)
I am translating a leasing agreement and am struggling with the meaning of 'se giren' in this paragraph:

Gastos
Serán de cuenta del arrendador los gastos correspondientes a la Comunidad de Propietarios que se giren sobre la vivienda arrendada, así como la cuota del Impuesto sobre Bienes Inmuebles.

Thanks

Gosh see what you mean But I stick by my guns... And you can check Alcaraz and Hughes (Dic de Términos Jurídicos) too!

That's kind of what I thought, then I saw this...

And also, in that case why do you say "inquilino" in your answer? Inquilino is the person who is living in the property, in other words, the tenant. Doesn't this contradict your discussion entry?

@elguiri Arrendador = landlord
Arrendatario = tenant
Any other way is a mistake!!

I think you could even leave this verb out here and simply put something like "the tenant will be responsible for payment of the community fees that correspond to the property, along with....."

Just in case you didn't know, the UK equivalent of the IBI tax is translated as council tax :-)

In this case, is the arrendador the tenant or the landlord???? I've seen it translated as both which is pretty confusing isn't it. I'm inclined to think it's acutally the landlord (in contrary to my translation) as usually the community fees and IBI are paid by the landlord here in Spain, well, based on my experience at least :)

In other words, the inquilino has to pay the expenses incurred by the Comunidad on behalf of this dwelling - for example the percentage of the cleaning bill for the communal areas. Or repairing a TV aerial etc. This is standard, although much will be pre-agreed to be included in the monthly "cuota". Extraordinary payments are usually dealt with on one-off bases as "derramas".
