Any idea what this means? I came across is in a "Acta de posesión efectiva" and I have never seen it before. Spanish to English. Here is the context:

I agree with Renata that "zón" means "razón" here. It is not a one-off error, truncating the word in this particular document; there are other examples from Ecuador of "zón de protocolización", printed like that, and basically the same as your document. For example:

In this next example, however, it appears as. ".....ZON DE PROTOLIZACION", which is curious, as though they had deliberately omitted the first part of the word

It's very curious. It's clearly deliberately written like that, not by mistake. I've no idea why; it seems to be a particular Ecuador thing.
Anyway, you can find other examples from Ecuador in which exactly the same kind of document begins "RAZÓN DE PROTOCOLIZACIÓN". For example:

So there's not much doubt that "Zón" means "Razón".
I think this should be translated "certification". The sense of "razón" here is that of providing or certifying information: "dar razón", "dar cuenta". "Certificate" alone might be valid, but I would suggest "certification". The notary is certifying that the document was "protocolizado".
As for "protocolización", OK, "formalization", if you like. "Notarization" could be used; the expression "certification of notarization" is quite commonly found, but it is specifically notarization and inclusion in the public notarial records (protocolo). So I'd suggest "recording". See here for a relevant example of the use of "certification of recording":

I think that there is a missing part of the word, which I guess is "RAZON de protocolizacion:" in fact, it explains later that after a notary request the deed is enroled in the 40th book.
Note that in the original text the Canton of reference is Quito, you suggested Ecuador.

Certification of recording
Being an Ecuadorian and familiar with this kind of docuemnts, I would like to explain that there is NO deliberate intention of writing Zón. This is for sure a practical problem: it was erased, or misaligned when copying or when scanning. Just sloppy work, nothing linguistic.
