I am struggling to get my head around this - it just seems to be an odd construction. Any suggestions, please? Many thanks.

See: Entry 3497 measured surface area under M (superficie). So "actual measured surface area" is just a thought!!! ???
This means that the actual work is measured, which means deducting all the gaps or unpainted areas and including in the measurement the surfaces of the lintels and the lintel bottoms which, where appropriate, are treated in the same way. So by definition, perhaps "the actual measured size" but with the inclusion of the lintels, etc. Comunican, I really don't know!
