Can't find a good way to say this. Any consensus:
II.- Con arreglo a los antecedentes expuestos, los señores que suscriben este contrato privado han convenido un arrendamiento de acuerdo a las siguientes
My translation:
II. According to all evidence presented here, the two parties entering into this private lease contract do hereby agree to the following:
"according to all evidence presented here" sounds odd to me.

Spanish term (edited):
Con arreglo a los antecedentes expuestos
Selected
NOW, THEREFORE, in consideration of the foregoing recitals
I normally translate "antecedentes" as "recitals". My suggestion is standard English legalese used in many types of agreements.

nothing to do with evidence. This sort of phrase is standard in all sorts of agreements/contracts, including leases as here.

ps. no need to call it a lease CONTRACT, lease by itself is better.

I say foregoing because this will appear just after the recitals and before the main body of the lease.

There are other common formulas for this such as
Pursuant to the foregoing....
Now, based on the foregoing....
etc. It is something of a formulism.
