Notes and as I have already ccanvassed in other lingo *combinations* & permutations :

1. land is consolidated in a Deed of Consolidation or split in a Deed of Partition or sub-divided in a Deed of Sub-Division in Anglo-Am.-Aussie etc. conveyancing practice.

2. mortgage charges can also be consolidated by the chargee (mortgage lender) over different properties vs. advances 'tacked* over the same land (includes buildings in Eng. law) to move the advance up in priority to the highest charge e.g. from 4th to 1st spot.

3. the doctrine of contract merger is that the prelim. contract of sale merges into the completed (AmE 'deeded') conveyance and disappears.

4. combined is feasible, but I can't say I've ever seen it used that way in conveyancing practice.
