L'idée de "di pertinenza" est celle de "rattaché à" à une construction principale.

Dans le droit immobilier, une pertinenza est ce que l'on appelle un accessoire (immobilier) càd un élément lié au principal, mais distinct et placé sous la dépendance de celui-ci, soit qu'il le complète soit qu'il n'existe que par lui, et qui suit son sort (...en lui empruntant parfois sa nature juridique.) (d'après la définition du Cornu). Exemple: le chauffe-eau! Pour un exemple d'utilisation, voir le 2e lien ci-dessous.

Maintenant, savoir si ça s'utilise comme ça dans une petite annonce... j'en doute un peu. Tout dépend si le bien-fonds est à louer ou à acheter. Le fiutur locataire s'en fiche un peu de savoir s'il y a un rattachement réel entre les deux parties, ce qui lui importe, c'est qu'il loue aussi une cave. Mais pour un futur acquéreur, ça peut avoir son importance.
