Des frais généraux et un coût de la dette satisfaisants
Les frais de fonctionnement sont restés sous contrôle avec des EPRA Cost ratios stables confirmant la bonne maîtrise opérationnelle du groupe.
Les frais financiers ont commencé à progresser (xxM€ sur le S1 2018) du fait de l’acquisition de company2d mais company1 a réussi a maintenir un coût de la dette faible (xx% vs xxx% à fin 2017) ainsi qu’une maturité moyenne élevée (6,9 années vs 7,1 années à fin 2017).
Il s’agit là d’une véritable prouesse des équipes chargées du financement de l’opération company1 qui aurait pu conduire à un coût de l’endettement plus élevé à l’image des taux d’intérêt US.
Le ratio d’endettement (LTV) a progressé à 38% en raison de l’acquisition de company1.
Les cessions déjà réalisées (xxx€ soit un portefeuille d’actifs espagnols et l’ensemble Capital 8 (cf nos flash sur ces sujets) devraient rapidement être suivies d’autres cessions (au moins xxxMd€ en cours de négociation).
company1 devrait donc rapidement atteindre son plan de cession de xxMds€ « sur plusieurs années ».
Ces cessions sont bien sûr stratégiquement pertinentes, nombre d’entre elles auraient probablement eu lieu en l’absence de l’acquisition company1.

How to tell the difference between "easy" and "pro" questions:
An easy question is one that any bilingual person would be able to answer correctly. (Or in the case of monolingual questions, an easy question is one that any native speaker of the language would be able to answer correctly.)
A pro question is anything else... in other words, any question that requires knowledge or skills that are specialized (even slightly).
Another way to think of the difficulty levels is this: an easy question is one that deals with everyday conversation. A pro question is anything else.
When deciding between easy and pro, err on the side of pro. Most questions will be pro.
* Note: non-member askers are not given the option of entering 'pro' questions; the only way for their questions to be classified as 'pro' is for a ProZ.com member or members to re-classify it.
